The unbudgeted cost of restoring our buildings is the biggest worry for most owners and the rising cost of materials and labour caused by the wars is a huge concern for all of us, the longer we delay the more the prices will rise.
Hopefully you have been made aware that there is NO painting budget and I am sure most of us do not have a magic money tree so It makes no sense we paid our money to a person who obviously thought we had unlimited funds. I asked many times what our budget is and still do not know.
I have done a huge amount of work on this subject and in fact the email you got from ACV on the 6th May about the planned committee cost reduction meeting is based on the work I provided the committee, although I have since updated it.

As I am sure you are already aware the person who provided the report on which the quotes were provided assumed all apartments had the same level of damage which is of course not the case.
The IR thermal camera we now have is essential for surveying damp buildings and to pinpoint what needs to be repaired. Unfortunately the person doing the survey did not have one of these so wasn’t able to determine exactly what needs doing. Now I have bought one we can move forward with accurate surveys
An example of his over calculation is that he requested we tanked (sealed) ALL attic apartments when in fact many are already done.
Treat the quotes you have seen as the most it could possibly be (plus of course you need to add statutory charges: Permits, Architect and Supervisory costs etc). On this site you will find an analysis of alternative materials and treatments and their impact on the overall cost as well as an analysis of the quotes received, the total cost and whether or not the meet the RFQ, most fail on lack of detail or warranty, sadly the cheaper ones cannot be accepted as they do not meet our requirements.
